Managing rentals
by hand is costly.
Spreadsheets, manual reminders, forgotten reviews
- Lease PDFs scattered with no lifecycle tracking
- Rent updates calculated by hand every year
- Expiry dates passing unnoticed
- Mandatory renewal confused with tacit renewal
- Landlords calling constantly to check status
- Advisors with no global view of their portfolio
Contracts, rent and deadlines under control
- Full-lifecycle LAU lease contracts
- Automatic CPI application with simulator
- Early expiry and renewal alerts
- Mandatory/tacit renewal status per LAU
- Owner portal for self-service enquiries
- Multi-client portfolio for advisors
- Payment history by contract and period
Everything a good
landlord needs.
Six modules. One flow. No spreadsheet.
LAU contracts
Create, edit and archive lease agreements with duration, deposit, initial rent and clauses. LAU arts. 9-10 compliant.
CPI rent review
Rent update simulator using the CPI index. Automatically calculates the next review date from the contract start date.
Expiry alerts
Early notification before the end of the contract. Days-to-expiry count and configurable alert flag.
Renewal status
Mandatory renewal (5 years natural persons, 7 legal entities) and tacit renewal (3 years). Exact dates per LAU arts. 9-10.
Owner portal
Read-only view so the landlord can check their properties, contracts and payment status without calling the advisor.
Multi-client portfolio
Advisors manage multiple landlord-clients from a single account with individual KPIs per portfolio.
