What everyone
asks.

Does Atrium replace my current software or sit on top?
It replaces it. Atrium substitutes CISI, Gesfincas, TAAF, Fynkus and similar tools. It's not an add-on or a layer on top — your firm stops paying for the legacy ERP and runs from Atrium.
Can I migrate from CISI, Gesfincas, TAAF or Fynkus?
Yes. For the founder firm, migration is included at no extra cost. We accept exports from the main property-management ERPs and generic Excel/CSV via our official template.
How much does it cost?
Standard rate: €0.25/unit/month, €59/month minimum, no lock-in. Annual prepay: 15% discount. Founder firm Year 1: €0.15/unit/month, €39/month minimum; Year 2: €0.20/unit/month, €49/month minimum; Year 3 onwards: standard rate.
What about AI usage — is it charged separately?
50 free AI actions per month per firm (assistant chat, OCR, drafting, minute summaries, issue classification…). Resets on day 1, no rollover. If you need more, you opt in with a monthly cap that you define, at €0.05 per action. Off by default.
Where is the data hosted?
In the European Union: database on Neon (Frankfurt) and application hosting on Railway (EU West). TLS 1.2+ in transit, AES-256 at rest. 99.5% monthly SLA.
Who are the subprocessors?
Neon (database, EU), Railway (hosting, EU), Resend (transactional email), Anthropic (Claude AI models — data is NOT used for training) and Sentry (error monitoring). Full list and DPAs at /legal/subprocesadores.
Is there a minimum commitment?
No lock-in. Sign up and cancel whenever you want. If you leave, you export all your data in open formats (CSV, JSON, PDFs) at no cost.
Is Atrium already in production?
Yes. Atrium has been live since May 2026 and is being refined alongside a founder firm before opening to the wider market.
Does Atrium generate Verifactu-compliant invoices?
Yes. Atrium's ERP generates the XML, computes the fingerprint and builds the Verifactu QR code for every invoice issued. Official AEAT enrolment is completed on request when the client needs it.
